At the end of 2023, the owners of Hotel Maroa acquired a long-vacant building located on Calle Progreso, with the aim of carrying out a comprehensive renovation. The project has the support of the City Council, which will need to confirm the works through the corresponding licence after more than a year and a half of proceedings. Built in 1925, the property will be transformed into 10 two and three-bedroom homes, intended for traditional rental, as sale is not as attractive due to the lack of parking spaces. The building covers 623 m² on a plot of 128 m².
The project will involve an investment of approximately 600,000 euros, intended to completely renovate the interiors and improve the exterior appearance, maintaining the original aesthetic and renewing the roof. In addition, there are plans to convert the ground floor units facing Calle López de Neira into homes. This initiative complements the renovation of number 28 on Calle México, promoted by the same owner, which seeks to revitalise the city centre through the rehabilitation of properties.
The redevelopment is being carried out by Grupo Visier, which is also developing a nine-storey luxury block with three and four bedrooms next to the former Policlínico Cíes, which will be converted into an Ibermutua healthcare centre, with handover expected for mid-next year. In addition, this group is constructing a building at numbers 18 and 20 on Vázquez Varela, with nearly twenty homes of between one and four bedrooms, with handover estimated for early 2024.
Another notable project will take place at number 49 on Velázquez Moreno, near the Ronda de don Bosco. A new residential building will be erected on a plot of 429 m², which until this year housed a property dating from 1925 with a commercial ground floor that had been unoccupied for more than 15 years. The premises most recently housed the Lapicero stationery shop, and the land is currently being prepared for construction. This project will be promoted by Seagull Real Estate, a Galician real estate fund founded in 2018, which is also developing a four-storey building with a basement and 52 units between Rosalía de Castro and Serafín Avendaño, as well as the restoration of the block at number 11 on Calle Uruguay, designed by architect Jenaro de la Fuente Álvarez for the Fadrique family, founders of La Artística.
In addition, other projects are being carried out in the centre of Vigo, including the construction of a previously vacant plot and the renovation of two blocks at numbers 18, 20 and 22 on Doutor Cadaval. These works, driven by Barcial Inversiones, also encompass a derelict building next to the former Cortefiel premises, where the Primor perfumery will be installed. In total, these developments amount to more than 6,850 m², with 15 homes, more than 80 parking spaces and commercial premises with two separate entrances.
Despite these projects, the centre of Vigo still retains numerous vacant buildings awaiting renovation. For example, at number 11 on Progreso and at other nearby locations such as López de Neira or the junction of Progreso and Doutor Cadaval, there are properties for sale or partially emptied, many of which have preserved facades while their interiors await a new lease of life. The delay in the approval of the new Plan Xeral has slowed down the launch of many projects, leaving some plots and buildings in a state of abandonment, with accumulated weeds and dirt.
